Simon announces major Phipps Plaza additions

Simon announced another major addition to its Phipps Plaza property, in the affluent Buckhead section of Atlanta, with the planned construction of a Nobu Hotel and a Nobu Atlanta restaurant, plus a 90,000-square-foot Life Time Athletic facility. Other additions in this next phase of the development are a 12-story office building and a parking garage.

All this represents another step not just in the evolution of Phipps Plaza itself, but also in the evolution of the mall model in general — now becoming “holistic” centers for living, working, entertainment and social interaction.

Phipps Plaza opened in 1969 as the first multilevel mall in Atlanta and a leading luxury retail destination in the U.S. South overall. Simon acquired the mall in 1992 and began a series of additions that have transformed a property renowned as much for its decor as for its upscale tenants: Bottega Veneta, Gucci, Nordstrom, Saks Fifth Avenue and Tiffany & Co. among them.

Over the years, Simon has added on hospitality and residential components, including AC Hotel Atlanta Buckhead at Phipps Plaza; and The Domain at Phipps Plaza, which consists of 319 luxury residences.

Construction of this latest phase is scheduled to begin next year, followed by a phased opening that is to commence in the spring of 2020.

“Shopping and parking at Phipps Plaza will not be affected during the construction of the project,” the company said in a press release.

Nobu Hotels — co-founded by celebrity chef Nobu Matsuhisa, film producer Meir Teper and actor Robert De Niro — will operate the Nobu restaurant in the hotel. The 150-room hotel will also feature a rooftop pool, a spa and a corporate meeting space.

Life Time is to build a three-level, 90,000-square-foot fitness facility and spa, plus a rooftop pool of its own, a beach club and a bistro. The facility will also include Life Time Work, a subscription-based membership program that provides meeting spaces for social and work-related meetings.

“Simon has been an exemplary partner to our city for decades,” said Mayor Kasim Reed in a prepared statement. “This new development project at Phipps Plaza is another example of the company’s ongoing commitment to and investment in Atlanta. As the Buckhead community continues to grow, projects like this will help create greater connectivity to the amenities our residents and visitors want — as well as more opportunities for businesses to thrive.”
