ICSC International Design Award finalists create distinctive places

Looking at the finalists in ICSC’s 29th annual International Design and Development Awards competition, some global patterns become apparent. In the U.S., developers and architects are revamping older properties, building new wings and lifestyle components, updating facades and adding architectural details to differentiate and stay ahead of competitors.

Meanwhile, developers and architects in Asia, Europe and China are creating new in-fill projects amid bustling urban streets. Experts in these regions are mixing uses, building on existing infrastructure and creating special places with an often avant-garde approach to design. A striking example is De Klanderij, a 107,600-square-foot project shoehorned into the Dutch city of Enschede (pictured above). To make the project feel like home to shoppers, developer Foruminvest B.V. and architecture firm De Architekten Cie hired the Cirque du Soleil’s lighting designer, who also designed Celine Dion’s Las Vegas show, to jazz up the interior spaces with mood lighting.

The competition has for nearly three decades honored the teams responsible for world-class retail projects, lauding their vision, innovation and creativity. The program recognizes architects as well as the developers, designers, contractors and managers that help make a shopping center a destination.

This year’s finalists are projects completed between July 1, 2002 and June 30, 2004. A panel of distinguished international judges culled the entries, which were submitted in two categories: “Renovation or expansion of an existing project” and “Innovative design and development of a new project.” Entries are subdivided under those categories based on the project’s size in gross leasable area.

The finalists’ projects will be displayed in a Hall of Honors at ICSC’s 2005 CenterBuild Conference, scheduled to be held Dec. 7-10 in Scottsdale, Ariz. The winners are to be announced at a special ceremony to be held the evening of Dec. 8. For the complete list of finalists, read on.
