IN BRIEF

SIMON

Simon Property Group broke ground on Coconut Point, an open-air mixed-use center in Estero, Fla., halfway between Fort Myers and Tampa. The center will comprise 1.2 million square feet of retail, 90,000 square feet of offices, up to 400 residential units and at least one hotel. The first phase opens in October.

CBL

CBL & Associates started work on Southaven (Miss.) Towne Center. Dillard’s and J.C. Penney will anchor this open-air, 625,000-square-foot center 15 miles south of Memphis. The first phase, which includes J.C. Penney and some small-shop space, is scheduled to open next fall. Dillard’s is set to open the following spring.

COUSINS, MATTHEW

Cousins Properties and Matthew Development are opening the Avenue Viera (Fla.), in Brevard County, east of Orlando, in October. The 415,000-square-foot, Belk-anchored center is Cousins’ fifth Avenue-themed lifestyle center.

COUSINS, JIM WILSON

Cousins Properties and Jim Wilson & Associates teamed up to build the 800,000-square-foot Avenue Carriage Crossing, in Collierville, Tenn., a suburb of Memphis. Dillard’s and Parisian will anchor this open-air center, which is Cousins’ sixth Avenue lifestyle development. The center is slated to open in October of next year.

JTS

JTS Interests is building Perkins Rowe, a mixed-use project in Baton Rouge, La., that comprises 400,000 square feet of retail-entertainment, 100,000 square feet of offices, the 120,000-square-foot Baton Rouge NeuroMedical Center, 328 condominiums and a boutique hotel. The Development Design Group is the architect. JTS has scheduled the opening for early 2006.

SUGARLAND

Sugarland Properties is building the mixed-use Lake Pointe Town Center, in Sugar Land, Texas, a master-planned community southwest of Houston. The $200 million center will have 200,000 square feet of retail, 2 million square feet of offices and 200 houses. Sugarland plans to break ground sometime during the first quarter of next year and says the project will take about six years to complete.

GENERAL GROWTH

General Growth Properties expects to complete its renovation of Baybrook Mall, Houston, in November. The firm is reconfiguring the food court, replacing the rest rooms and putting baffles under the skylights to reduce heat.

TAUBMAN

Taubman Centers named 40 of the retailers going into its 1.1 million-square-foot Northlake Mall, in Charlotte, N.C. Abercrombie & Fitch, Brooks Bros. and Pottery Barn are among the in-line tenants. The mall is under construction and scheduled to open in September of next year.

NORTH AMERICAN

North American Properties broke ground on the 500,000-square-foot MarketPlace at Seminole Towne Center, a power center in Sanford, Fla., about 25 miles north of Orlando. Tenants will include Circuit City, Petco and Target. Fort Myers, Fla.-based North American plans to finish in March.

TREZEVANT, UTLEY

Trezevant Realty Corp. and Utley Properties plan to break ground by year-end on DeSoto Pointe, a regional lifestyle center in Southaven, Miss., about 15 miles south of Memphis. The developers have scheduled the opening for the fall of 2006. McRae’s will anchor the center, which is to total up to 1.4 million square feet.

THE GULCH

BOS Group (Bethesda, Md.), Nashville (Tenn.) Urban Venture and Transwestern Commercial Services (Houston) plan to start work on The Gulch, a mixed-use project at the edge of downtown Nashville, this fall. The $93 million project, which is going up between Nashville’s Music Row and Vanderbilt University, will increase the area’s retail space to 350,000 square feet from the current 62,000 square feet. The Gulch will also include 500,000 square feet of offices and 1,800 housing units. The builders expect to complete the project by late next year.

H.G. HILL

H.G. Hill Realty Co. plans to build Hill Center-Green Hills, a lifestyle center in the Green Hills neighborhood of Nashville, Tenn. The $70 million project will have 162,000 square feet of retail-entertainment space and 126,000 square feet of offices. H.G. Hill has set the completion date for sometime in the first quarter of 2006.

SEMBLER

The Sembler Co. is building the Village Shoppes at Palm Valley, a 50,247-square-foot, Publix-anchored center in Ponte Vedra Beach, Fla., about 20 miles southeast of Jacksonville. St. Petersburg, Fla.-based Sembler has scheduled the opening for the summer of 2005.

BRUNO BROS.

Bruno Bros. Management and Development Co. has replaced a Kmart in La Place, La., about 30 miles west of New Orleans, with the 87,000-square-foot Big Lots-anchored Riverwood Shopping Center. New Orleans-based Bruno Bros. spent $5 million on the project.

MUSIC CITY, WISTON

Music City USA and Wiston Retail Group plan to build Sumner Point, a 500,000-square-foot, mixed-use center in Hendersonville, Tenn., about 20 miles northeast of Nashville. The developers have scheduled the opening for the spring of 2006. Sumner Point will comprise 250,000 square feet of lifestyle retail, 40,000 square feet of convention-entertainment space, a 140-room hotel and a 400-seat amphitheater.

GREAT ESCAPE

Great Escape Theatres is building the stand-alone Great Escape 16, in McDonough, a suburb of Atlanta. The theater, which is scheduled to open in March, is the company’s first in Georgia and the first cinema to be built in Henry County. It will have stadium seating and a two-story game room. New Albany, Ind.-based Great Escape has 12 cinemas in the mid-Atlantic and the Midwest.
