SOME LANDLORDS SHUN WAL-MART

Many might assume that Wal-Mart Stores, the world’s biggest and most profitable retailer, would raise the prestige and value of any center, right?

Not necessarily. Though landlords respect Wal-Mart’s strength and are in awe of its numbers, some say they would rather not have it as a tenant.

“I’m scared of Wal-Mart and wouldn’t want to buy a Wal-Mart-anchored center either,” said Robert A. McClain, managing director of Crow Holdings, Dallas. Why? Wal-Mart has a habit of building stores and then closing them within five or 10 years to erect Supercenters nearby, he and others said. “They’ll still pay their rent, but having a dark Wal-Mart really does not help you valuewise,” McClain said.
