Louisiana Boardwalk to open

O&S Holdings will open Louisiana Boardwalk, a 550,000-square-foot retail-entertainment center in Bossier City- Shreveport, La., this spring. Located along the Red River, Louisiana Boardwalk will contain 200,000 square feet of retail. A Bass Pro Shop opened at the site in November, and the project also calls for a 14-screen Regal cinema, along with such retailers as Guess, Osh Kosh B’Gosh and Wilson’s Leather. The project will also include a Zodo’s bowling and entertainment center and several casinos.

Wal-Mart takes option on mall

Wal-Mart signed a contract to buy the troubled Eastwood Mall, in Birmingham, Ala., as a site for a Supercenter or a Sam’s Club. Wal-Mart has six months to perform the due diligence before it finalizes the deal with owner Lehman Bros. The city of Birmingham offered Wal-Mart a $10 million incentive package to buy the mall.

Birmingham to get lifestyle center

Colonial Properties Trust is developing Colonial Pinnacle at Tutwiler Farm, Birmingham, Ala. Belk, Best Buy, JCPenney and Parisian will anchor the 450,000-square-foot lifestyle center. Restaurants, banks and additional retailers will occupy several outparcels on the property.

JCJ plans Trussville center

JCJ Investments is developing a neighborhood center in Trussville, Ala., called Trussville Retail III. The 15,000-square-foot center will feature specialty retail shops and restaurants and is slated to open in the spring.

Cinema for Stirling Covington

Development continues on the second phase of Stirling Covington (La.) Center, a 610,000-square-foot open-air regional center. The developer, Covington, La.-based Stirling Properties, expects Wallace Theaters to open a 45,000-square-foot, 12-screen, Hollywood Theater cinema complex by May. Tenants such as Best Buy, Kirkland’s, Linens ’n Things and Hibbett’s Sports are to open during the spring and summer. Existing anchors are Target and Belk. Several other tenants, including Casual Corner Annex, Family Cuts and Quizno’s, are also already open. Stirling expects to complete the entire project by 2006, says sales and retail leasing executive Rhonda Sharkawy.

Shreveport center getting overhaul

Stirling Properties is redeveloping Eastgate Shopping Center, an open-air regional retail property in Shreveport, La. The developer demolished an old cinema and in-line shop space and will build about 100,000 square feet of new retail gross leasable area, says sales and retail leasing executive Rhonda Sharkawy. The redeveloped center will feature an 84,000-square-foot Belk, a Marshalls and a Shoe Carnival as major anchors. At press time the company was in lease negotiations for two retailers to serve as junior anchors. Existing tenants Stage, a Houston-based discount department store chain; and Office Depot will remain. Stirling expects to complete the redevelopment by the fall.

Simon tries mixed-use in Texas

Simon Property Group is developing Wolf Lakes, a 670,000-square-foot, open-air, mixed-use center in Georgetown, Texas. Target and Kohl’s will anchor the project. Major tenants will include Linens ’n Things, Office Depot and PetsMart. The center, which represents a $98 million investment for Simon, is slated for a third-quarter opening. Also, Simon has formed a joint venture with the locally based Bettie Wolf family to develop a 145-acre mixed-use project on an adjacent site. Plans call for retail, entertainment and restaurant tenants, and the partners are also considering residential and office components at the center. No opening date has been set.
