ICSC honors innovative architecture with International Design and Development Awards

For three decades ICSC’s International Design and Development Awards competition has recognized world-class shopping venues for their design and development creativity. The program honors developers and owners, architects and designers, contractors and managers that have created first-rate shopping destinations in the global marketplace. The categories are Innovative Design and Development of a New Project, and the Renovation or Expansion of an Existing Project.

This year marked the introduction of a special award honoring sustainable design. Toronto’s 40-year-old Yorkdale Shopping Centre took those honors. The 1.6 million-square-foot project, which also won for Renovation or Expansion of an Existing Project (over 500,000 square feet of gross leasable area), is owned by locally based OMERS Realty and Alberta Revenue. The center recently underwent a $54 million renovation that turned a vacant, three-level Eatons department store anchor into an “indoor High Street” with 38-foot-high storefronts and a 300-foot-long structural glass roof.

Among Yorkdale’s many green features is a computer-controlled energy-management system that regulates interior-exterior airflow and reduces hazardous emissions. All Yorkdale facilities use water-saving low-flow fixtures, electronic faucets and flush valves. The center’s roof-drainage systems are designed to collect and use storm water. Creative architecture also enables Yorkdale to operate without artificial lighting during the day, and exterior nighttime lighting is calibrated to avoid light pollution.

During the center’s renovation process, asphalt and other building materials from the old structure were recycled into concrete for the new. The center, located in a dense urban neighborhood, managed to avoid sprawl by “building up,” the judges noted. MMC International was the design architect, while GHA Shoppingscapes was the retail designer. Oxford Properties Group manages the center.

Designed as part of the modernization of the city’s soccer stadium, the Dolce Vita Coimbra Shopping Centre was developed underneath the stadium seating. Its four floors of shopping are all below ground, with natural light, a play of colors through its glass facade and eye-catching steelwork.

In Madrid’s bustling historic district, the $130 million Principe Pio represents the convergence of retail and urban transit. The center incorporates a historic train station and several modes of transit with innovative engineering techniques.

The Village at Park Royal was the first lifestyle center in Canada and acts as a “tail” to the existing enclosed regional center. It is a pedestrian-friendly, upscale urban village where the goal was to create a design reflecting a setting that has been around a lot longer.

Located on 22 acres that once contained state-owned industrial properties, Arkadia’s three levels house about 200 retailers, many of which have entered the Polish market for the first time. Its entertainment and leisure offerings include a multiscreen cinema, 15 restaurants and a 10-vendor food court.

Jordan Creek Town Center is a 2 million-square-foot shopping and dining destination featuring a man-made, 3.5-acre lake as its centerpiece. The shopping center has three distinct but connected areas.

This open-air “downtown” regional retail and lifestyle center was designed and built according to traditional street grids, incorporating a large town square. What separates Victoria Gardens from other Main Street projects is that it was truly conceived as a city center on the framework of indelible urban principles.
