Woburn (Mass.) Mall restored

KGI Properties completed the first phase of a $30 million renovation and redesign of Woburn (Mass.) Mall in November. Providence, R.I.-based KGI, which bought the Greater Boston-area center in 2001, added new stores, including a 50,000-square-foot Sports Authority. Among the architectural changes is a redesign of the mall’s four entrances, using glass that reflects kinetic light and changes color. A new lounge furnished with leather couches provides natural light through a pyramidal skylight. HVAC systems have been made more energy-efficient. The architectural firm was Carter & Burgess, and the contractor was Kaye Construction. Tenants include RadioShack and Sports Authority, which now have direct sidewalk entrances in addition to their interior ones, and T.J. Maxx. Panera Bread Company and Pizzeria Uno are among the eateries. The rear parking lots have been improved to eliminate congestion at the front of the mall. KGI plans to add a 50,000-square-foot anchor, though it has not yet named any candidates. The firm expects to complete the entire project by the end of this year.

Fayette Mall to grow, expand

Renovation will begin this month on Fayette Mall, Lexington, Ky., in conjunction with an expansion that began late last year, says Chattanooga, Tenn.-based owner-developer CBL & Associates Properties. The expansion will add a two-level, 80,000-square-foot Dick’s Sporting Goods and 55,000 square feet of specialty stores to the 1.1 million-square-foot center. The renovation will include remodeling the mall entrances and improving the interior lighting, decor and flooring. The project will be completed in October.

North Hills conversion on track

More stores are opening this year at North Hills, a lifestyle center and mixed-use complex in Raleigh, N.C., that Kane Realty built by converting an enclosed mall. Among the new tenants are Kerry Catherine Jewelry, a custom design jeweler opening its second unit in Raleigh; Serotta’s, a local fashion boutique opening its third store in the market; and Wolf Camera. New restaurants include Firebirds Rocky Mountain Grill and Five Guys. A Target that opened in October anchors the center.

N.J. center expands

Construction is under way on the 242,000-square-foot second phase of Hadley Shopping Center, in South Plainfield, N.J. This will more than double the center to 558,000 square feet. Famous Footwear, Marshalls and Target are among the tenants in the expansion. They join existing anchors Kohl’s, Pathmark and Regal Cinemas. The project will be completed in the fall. The developer is Purchase, N.Y.-based National Realty & Development Corp.

CBL revamps CherryVale Mall

CBL & Associates Properties completed the renovation of CherryVale Mall, Rockford, Ill., in November. The 1 million-square-foot mall’s features include enhanced interior lighting, high-gloss tile flooring, new carpeting and giant fans in the center court. An escalator has been installed near anchor Bergner’s, and a glass elevator was built in the center court. Among the other improvements are a family rest room, new signage, soft-seating areas and food court renovations.

Hotel joins DDR’s Pike

A 140-suite Sierra Suites extended-stay hotel will open in the summer of 2006 at the Pike at Rainbow Harbor. This 369,000-square-foot entertainment center, by Developers Diversified Realty Corp., is a main component of the redevelopment of downtown Long Beach, Calif. The $18.5 million hotel will be operated by Wichita, Kan.-based Lodgeworks. The center’s tenants include California Pizza Kitchen, P.F. Chang’s China Bistro, a 14-screen Cinemark theater and a GameWorks.

Acadia active in New York

White Plains, N.Y.-based Acadia Realty Trust is planning two urban in-fill redevelopments in New York City: Fordham Plaza Shopping Center, in the Bronx, N.Y., and Pelham Manor (N.Y.) Shopping Plaza. Fordham Plaza will be a 167,000-square-foot shopping center on East Fordham Road. The project involves renovating and expanding a multilevel, 117,000-square-foot Sears store. Sears’ lease on the building expires in two years, though negotiations are under way for it to stay and anchor the new development. The timing depends on those lease talks. Pelham Manor Shopping Plaza is going up on Pelham Parkway and Route 1 (Boston Post Road). This conversion of 16 acres of warehouse property into 200,000 square feet of retail will include at least one big-box anchor. Acadia expects to break ground on Pelham Manor this year for a 2006 opening.

Coyote revamps malls

Coyote Management is investing $3.3 million to renovate Crossroads Center, a regional mall in Waterloo, Iowa. The project will include parking lot repairs, enhancements to the main entrance and a 25,000-square-foot entertainment venue called Tilt. Dillard’s, JCPenney, Sears and Younkers anchor the 840,918-square-foot mall. Coyote is also renovating Tulsa (Okla.) Promenade, a 928,592-square-foot mall. The firm is relocating the center’s escalator to increase traffic near the Foley’s anchor store. A new elevator, signage and customer service area will be added too, after that initial upgrade is completed in June.

Rosedale center could go hybrid

The city of Roseville, Minn., approved the proposed conversion and expansion of a vacant Mervyn’s at Rosedale Center into an open-air lifestyle component. But the city added several conditions, leading the mall’s manager, Jones Lang LaSalle, to reassess the feasibility of its plans. Currently, the proposal calls for the anchor, which has been closed since the summer, to be converted into a lifestyle center with a theater, a bookstore and some restaurants. The building would also be expanded by 132,000 square feet. The city is requiring modifications to the proposed format to accommodate traffic flow, among other changes. If the expansion does go forward, construction would begin after the first of the year, with completion set for the spring of 2006. Prime Property Fund owns the 1.3 million-square-foot mall.
