Dealing with government regulatory approvals (site plan reviews location of buildings, site access for fire department equipment, zoning); accessibility and worker safety (ADA, OSHA, local requirements); building codes (code development, code adoption by states/cities/countries, code review and permit process); building occupancy permits.

Construction, Law, Insurance and Ethics:

Agreements (development, major users/tenant, consulting, construction); insurance (coverages, documents); ethics (owner/developer, architect/engineer, contractor/subcontractor).

Planning/opportunity analysis (market study, property analysis, anchor/operating and easement agreements); “big picture “ issues (strategy, civic involvement, global changes and design trends); investment pro forma; center elements; design trends; design issues for new space; design elements; legislating design quality; analysis of ICSC Design and Development award winners; case study/workshop.

Defining both fee (overhead, profit, how it is calculated);and general conditions (American Institute of Architects definition, fixed vs. variable, spelling out the agreement; general requirements vs. general conditions); items that influence fee and general conditions; affect of change of fee and general conditions; type of fee and general conditions agreement (fixed, percentage, open book/audited, shared savings, hidden).

Reasons to create and use a schedule; CPM (critical path method) scheduling; software tools; key definitions (task, link, lead time, float time, predecessor logic, Gantt chart, milestone dates); software tools; necessary information; maintaining a schedule (who has the authority to change, effects of change).

Today’s demanding entitlement process; understanding jurisdiction; understanding applicable laws; assembling the entitlement team; managing the politics and public relations; assembling the due diligence team; identifying and assessing risk; the pubic vs. the private process; gaining the support of neighbors; creating the right new product with the right design; the growing power of unelected public agencies.

How a project is brought to a close; definition of key terms (as-built drawings, certificate of occupancy, defective work, final inspection; punchlist; temporary certificate of completion); commissioning the project (on-going trends, substantial completion); warranties/operation and maintenance information; final inspections/certificate of final completion.

Retail Store Planning:

How the retailer views store planning (purposes, process); how the landlord/developer views store planning (purposes, process); class handouts (sample lease outline, sample tenant design criteria, design submittal, survey and code checklist, landlord/tenant scope of work, block plan/fixture layout, center map/leasing plan, sign exhibit, future shop drawing); deliverables—architect and general contractor planning; managing the budget; staying on schedule; construction administration and quality control.

Definitions and measures of sustainable design and construction; key components and principles of green building and sustainable design; understanding LEED requirements; green as defined by retailers, government and environmental groups; sustainable sites; water efficiency; energy and atmosphere; material and resources; indoor environmental quality; economics of sustainability; regulatory requirements; corporate stewardship.
