Issue:
The holder of an option under a separate agreement was not a third-party beneficiary of the lease between the

landlord and tenant of the optioned property and, therefore, had no standing to challenge the tenant's exercise of

its rights under the lease. Furthermore, there was no tortious interference with the business relationship

between the landlord and the option holder by reason of the tenant's mere exercise of its right of first refusal

under the lease.
