Director of Retail Leasing - Mixed Use (L-6198)

Job Description

This position requires significant experience in ground-up retail leasing with a focus on mixed-use and lifestyle projects as well as traditional retail.  Candidate must have an excellent sales and marketing background, merchandising experience and the fundamental understanding of ground-up development with the ability to take prospective tenants from proposal to lease.  The Director of Leasing will have a proven track record, national and regional tenant contacts and good relationships with the major tenant rep brokers.  Responsibilities include:  overseeing the leasing of company portfolio in accordance with company policies and standards; the preparation and presentation of various budget, leasing, and management reports; and the motivation, support and oversight of local project leasing teams for company projects.

Responsibilities
• Working closely with the development department to achieve pro-forma leasing results on new ground-up mixed-use and other retail developments
• Administer and oversee all leasing functions including working with legal counsel on drafting and completion of leases.
• Implement project budget controls, goals and objectives.
• Review and underwrite lease agreement provisions.
• Review all letters-of-intent and recommend negotiating strategies.
• Review and approve budget reports, leasing updates and billing invoice reports.
• Conduct weekly leasing calls with outside brokerage teams.
• Administer operating budgets.
• Interface with national and local area contacts in expanding existing contacts.
• Develop and maintain new tenant relationships.
• Develop and maintain long-term national relationships.
• Establish successful marketing strategies involving follow up calls, site visits, and presentations as required.
• Coordinate floor plan designs with outside architects and tenant prospects.
• Coordinate with property management and construction department for new and existing tenant improvements.
• Develop/maintain relationships with outside commercial real estate brokers and their clients and negotiate commissions.
• Review and approve (and when necessary directly negotiate) all matters relating to leasing, early terminations, relocations and expansions.
• Establish with ownership: rental rate parameters, tenant improvement allowances and acceptable brokerage rates.

Qualifications
• Minimum of 10 years of experience in retail leasing.
• Proven leadership and management ability.
• Outstanding negotiation skills and closing ability.
• Excellent communication and interpersonal skills.
• Proficient computer skills in Word, Excel and other normal general business software
• Must be able to work independently and in a team environment.
