Consumer culture, technology and business - we know what the world was like in the 1960s and 1970s, but what does the future hold in the next 30 years? In this warp-speed world it is no longer sufficient to learn from experience - we must learn to learn from the future! World renowned futurist, Wolfgang Grulke, will take us on a roller coaster ride from the culture of the 1960s and 1970s, the so-called Age of Aquarius - and the attitudes, products and companies it spawned - to the potential scenarios of the next three decades. It reflects a cardinal belief that shopping centres can and do make a difference in their communities and encourages shopping centres to carry out programs to benefit the broader society. The winner of the award will be announced.

Property Rights: The Missing Ingredient
of Development
Nearly twenty years after the fall of the Berlin Wall (which effectively marked the victory of capitalism over communism), capitalism is not yet a reality in 80 percent of the world. This is because, according to Hernando de Soto, building capitalism isnêt easy. In implementing macroeconomic policies to support capitalism such as balancing budgets, opening to foreign investment and building stable currencies, capitalist reformers are often derided as apologists for the injustices that plague the poor. However, Mr. de Soto argues that the implementation of such macroeconomic reforms are for naught without the bedrock of property rights and other legal institutions. Yet most people outside the West still have no solid property rights. Without property rights, they are excluded from capitalism because it is not possible to be certain who owns what. It is not possible to systematically verify addresses. It is not possible to standardize descriptions of assets to facilitate transactions. And it is not possible to hold people accountable for their debts. As a result, buildings and land cannot be used to guarantee credit, and businesses cannot be divided and represented in salable shares. In fact, without property rights, and a properly functioning legal infrastructure, the instruments that store and transfer capital, such as home titles, shares, patent rights and bonds, cannot be created. Our discussions of how retail property can and should make a positive impact on economic and social development must not take place without careful attention to what Mr. de Soto, winner of the Milton Friedman Prize for Liberty and a Finalist for a Nobel Prize in Economics, will share during this important session.

The Evolution of Entertainment... More than a Place to Shop
In the mature markets like North America, entertainment in retail projects came about though an evolutionary process (which started with a decided separation between the two activities). While there are still concerns about the competition for leasable space, as well as for consumer time and spending, in the emerging markets entertainment-anchored shopping centres are clearly the norm. In fact, what some call shopping centres would probably be classified as resorts or amusement parks by others. How has the retail hub morphed into something much more complex? How, when and why can entertainment add value to the customer, to the retail co-tenants and to the property investor?
